How to Identify the Signs of Imminent Roof Repair Sooner than Later

As many of you already know, the roof is the first line of defense against the elements like the sun, rain, wind, hail, and many other natural occurrences.

Like many things, it also sustains damaged over time, thus requiring regular maintenance, repair, and, eventually, you guessed it…replacement. That being said, is it easy to determine when it’s time to repair or replace a roof? What are the warning signs that can result in more costly damage down the line? In this blog post, we’ll highlight some of the signs that indicate it’s time for a roof repair, and how you can take care of it early on, hopefully saving you money and protecting you and your home for the future.

Visible Damage
When you look at your roof, what do you see? And what’s the first tell-tale sign of visible damage? If you can see cracked or missing shingles, it’s a sign of damage, and it probably needs attention. These damages allow water to seep through and can cause leaks. This in turn can provoke mold and mildew to also grow when moisture is present, which can lead to structural damage if ignored. Look for any wet spots on the ceiling and walls, as this may indicate a leak also. There are also instruments or professionals you can hire to see if there is any condensation in your walls or ceilings. Let us know if you want any referrals.

Roof Age
Another factor that can indicate the need for a roof repair is the age of the roof. Generally, asphalt shingle roofs last between 15-20 years. If your roof is close to this, you may start to see some other warning signs of wear and tear. Regular inspection can help spot trouble areas and keep small problems from becoming bigger issues.

Granule Loss
Visible granules on your roof's shingles protect it from UV rays, extend its lifespan, and prevent it from overheating. You may start to see your roof's surface appearing smooth, and you’ll notice that there are fewer granules than normal when you have walked on the roof cleaning gutters. You may also see granules in the gutters, and too much of this is also an indication that it may be time to get it checked.

Curled or Buckled Shingles
Are your shingles starting to curl or buckle? This is due to age and weathering, and it’s another sign that you need roof repair before the damage spreads any further. Curled shingles allow for water to seep in, and buckled shingles may even fall out, making your roof vulnerable and susceptible to further, costly damage. Replacing shingles as soon as you notice them starting to curl can help you avoid these issues.

Sagging Roof Deck
Lastly, if your roof appears to be sagging in some areas, it can be a sign of significant damage that requires immediate attention. We say it “can be” because some roofs have some natural sag to them already, even with a newer roof and shingles for instance. The cause of a sagging roof can be water damage, which weakens the structure if it’s allowed to continue. The structural integrity of the roof is compromised when such warning signs get ignored; it can be hazardous, and may even result in the roof collapsing. Although this may sound extreme, it’s happened, and we’d rather you be safe than sorry, especially when it comes to you and your family’s health. Be sure to let us know if you have any concerns and would like a referral for an inspection, or please seek professional help if you notice any signs of sagging, no matter how minor.

Identifying the warning signs of roof damage can help you avoid more expensive repairs down the line, as well as keep you safer. Consistently monitoring your roof every year or season can also help you “nip any potential damages in the bud,” and ensure that your roof stays healthy and functional, and does what it’s created to do. If you suspect that your roof needs repair, proactively hire a professional roofing contractor or inspector, or you can also call your insurance company to perform an inspection. Early detection can save you money and keep your roof in better shape, and your home well protected.
